Rules to be observed
Pets are not accepted in the apartment.
The apartments will be available from 4 p.m. on the day of arrival.
Please give the documents on arrival for your registration.
The owner will be at your disposal until 10 p.m. If you plan to arrive after this time, we ask you to notify the owner of the scheduled arrival time at least 24 hours in advance.
Check out time at the departure day by 9.30 a.m.
No smoking in the apartments.
All reservation must be written and followed by a deposit. The reservations are not valid if the guest does not send a deposit and also if the guest does not arrive on the estabilished day and and does not show up by midnight of the same day.
At the time of booking confirmation we require the 30% of the total stay amount as a deposit to be paid by bank transfer within 48 hours from the booking date. Alternatively, the fee will be charged from the provided credit card.
It is possible to cancel your booking up to 30 days before your stay without penalty.
In case of cancellation from 29 days to 15 days before arrival the whole amount of the deposit will be retained as penalty.
In case of cancellation from the fourteenth day to the arrival date or in case of "no show" we require, as penalty, the payment of 100% of the total amount of the stay.
In the case of late arrival or early departure with respect to the dates stated in the booking, the client is obliged to pay the price of the flat for the days booked.The payment of the apartment will be paid cash at the arrival or within two days of your stay
In order to respect the other guests, please avoid noise after 10 pm.
Only the guests of Baita Ruscello are allowed to live in the apartment and to use the skiroom.
In no case the accommodation of more people than the number required at the time of booking is allowed. The owner reserves the right to refuse entry to accommodation if this condition is not met.
The apartment is rented to the guest in a perfect condition and it is sole responsibility of the guests to return it in the same condition at the end of the stay. In case of technical problems or damages, the guest must inform the direction before the departure and he/she will pay all costs, in case of damage to the apartment or in case he/she loses the house key. On the arrival we will ask you a deposit.
During the Winter, due to the temperatures below zero in Livigno, we ask our guests to make sure that windows and doors are closed. In case of damages to properties will be paid by the guests.

The service of bed-linen change every 7 days, the costs of electricity, water, heating and final cleaning are included in the packet price, but we ask our guests to leave the apartment clean and empty.
